Compare Home Inspectors - Questions you should Ask

 

  1. Has the inspector ever had a General Contractors License?
    (not a sub-contractor or supplier)

    Some Real Estate Home Inspectors have never been in the construction field or have just performed one or two tasks in the area of construction. A General Contractor is required to know all the ASPECTS OF CONSTRUCTION.

  2. Has the Inspector ever designed blue prints for a home, or built a new home or developed subdivisions?

    Were they ever out in the field running construction jobs,
    In a office planning jobs
    None of the above.

  3. Does the Inspector Have Errors & Omissions Insurance & a General Liability Bond?

    This is VERY IMPORTANT in the state of Hawaii there is no license or test of any kind to become a real estate inspector. For $50.00 anybody can registrar any name ( DBA) and become a real estate inspector. It Is important to know if your inspector QUALIFIES and has E&O Insurance and a Liability Bond. Insurance Companies are very careful about issuing these insurance police's to under qualified persons.
    Make sure there policies are current and they have both E&O Insurance and a Liability Bond.

  4. How many years of experience do they have in Construction & Real Estate Inspections

    You can go to school or be trained by others. There are many franchises that offer "Distance training courses" but how much on the job knowledge do they have?
  5. It takes years to be good at anything.


    Note: It is a conflict of interest for a Real Estate Inspector to perform any repairs on a building they have inspected.
