We pride ourselves on complete and professional services when it comes to occupied multi-unit inspections. It is important to coordinate the buyer, seller, and tenants in a cooperative understanding in order to provide an efficient and comprehensive inspection. Our inspections include exteriors, grounds, water heaters, laundry facilities, and any parking areas of each building as well as a room by room report. These reports are custom tailored to each multi-unit inspection, depending on what each multi-unit inspection requires. Hawaii Real Estate Inspection Service reports are custom tailored, versus a generic report, where one inspection report fits all.

Punchlist Reports:

A professional punchlist report is ideal for owners purchasing a new or pre-owned property, and also for contractors to ensure the property is delivered or received in perfect condition throughout. Punchlist reports are contractors' worst nightmares and are the final stage of construction completion. Hawaii Real Estate Inspection Services acts as an intermediary, liaising between client and constructor to ensure a smooth delivery and that all items and areas are noted in the detailed inspection. The home owner and contractor will receive a room-by-room overview of all items which need to be taken care of, in order to complete the final construction or remodel phase.

By the contractor completing all items on the punchlist, it will ensure that the owner receives the property in perfect condition throughout. This will ensure that the owner receives the house with all issues, such as unwanted hand prints on walls, paint on unpainted areas, doors and locks not working, chipped tiles, and any other minor maintenance issues, eliminated. These are issues that you should not inherit, and should definitely not pay for.

Note: A punchlist is different from a home inspection report, as home inspections are normally a report to satisfy lenders' requirements, when purchasing a property, whereas a punchlist report is to satisfy home buyers to ensure that they are receiving their new home in perfect condition throughout.

Environmental Testing

Mold Testing:

Mold produces spores that become airborne. In some cases these spores cause people physical and medical problems. This company provides a basic evaluation for the determination of airborne mold spores in a building.

Basic testing comprises of taking a (Lab Required Blank sample) then using a pump to gather particles through a Zefon air filter for lab analysis. Normally one test is done on each floor of the building and one test is done outside of the building. This is to determine the degree of spores and what type of spores are present. Whether there are more spores outside than inside gives a base line for evaluation. These samples act as a “snap shot” of the air quality in the building. If visible mold is present a physical slide sample is required to determine mold type. All samples are lab analyzed at an approved testing facility. They will give a complete report to the inspector who will send it to the client. The client may call the lab for answers to any questions. Hawaii Real Estate Inspection Service only acts as a facilitator for gathering the samples and does not have the ability to analyze or evaluate any findings. Air Purity - Allergen Testing:

Many allergies or illnesses are a result of poor indoor air quality. Through microscopic analysis of dust samples, collected via vacuum into a laboratory approved collection device, a report can be provided detailing quantity and quality of allergens in the air, most commonly caused by cats, dogs, mice, rats, roaches, or dust mites. This is an excellent method for determining air quality in your home.All samples are lab analyzed at an approved testing facility. They will give a complete report to the inspector who will send it to the client. The client may call the lab for answers to any questions. Lead Paint Testing:

Lead paint poisoning can be caused when paint is stripped or flaky paint is present, airborne particles can be inhaled and or digested. Poisoning is almost immediate especially in children. Testing involves sanding a small area of the surface that needs to be tested and applying a liquid that changes color if lead is present. If lead is present, a more thorough testing may be needed. Asbestos Testing:

Asbestos is a naturally occurring mineral fiber found in rocks. It was incorporated into many buildings and insulation products for its fire resistant qualities. Asbestos can be found in floor tiles, shingles, siding, duct work and many other place’s. Popcorn ceilings have great potential for fiber release due to their soft, crumble prone consistency. Asbestos poisoning can cause respiratory problems leading to heart and lung defects. Testing involves taking small samples of  material to an approved testing facility for lab analysis. They will give a complete report to the inspector who will send it to the client. The client may call the lab for answers to any questions.
